click rendering for more plan details

Designed for a building lot that slopes uphill, the luxurious Stratton house plan draws influence from the American Southwest with its smooth stucco finish and tile roof. The front elevation is filled with windows ensuring the inside is naturally bright.

The front door is framed by sidelights, filling the large foyer with light. Inside there is plenty of space for a bench and coat rack. There is direct access to the two-car garage off the foyer to the left. To the right a hallway leads by the main floor laundry room with a wine cellar tucked away in the back. There are two bedrooms on the main floor, each with a walk-in closet. The larger of the two bedrooms has direct access to the shared, compartmentalized bathroom with dual vanities. Accessed from the outside, the main floor is rounded out with a large storage room.

Back at the foyer, a grand arched staircase climbs to the second floor. The reverse living floor plan allows the views out the front of the home to be enjoyed by the main gathering areas. The stairs top out on a balcony that overlooks the foyer below and is decorated with a barrel ceiling.

The left side of the second floor is filled with an informal family room. Centered along the back wall is a fireplace which can be enjoyed from the kitchen. French doors to the left of the fireplace open the family room to the covered porch. The open-concept floor plan is ideal for those who prefer a blend of formal and informal spaces. The kitchen is open to the family room and is separated by an eating bar. The spacious kitchen features a center island with prep sink and plenty of counter space. A pocket door separates the dining room, shielding diners from the chaos of meal prep and assembly.

A formal living room is on the right side of the grand staircase and features a richly windowed bay. A short hallway off the living room leads to a powder bath and at the end double doors open to the second-floor master bedroom. This well-appointed suite boasts a private balcony that overlooks the front of the home, a fireplace, and luxurious private bathroom with walk-in shower, soaking tub, and large walk-in closet with laundry chute access to the utility room on the lower floor.

View Lot A-Frame House Plan Timber Hill 31-122

click rendering for more plan details

The Timber Hill is a fitting name for a home design with a richly windowed A-frame, perfect for taking in views of rolling hills, soaring mountains, tranquil lakes, or rapid rivers. The lodge-style exterior gives the Timber Hill the flexibility of being a year-round residence or vacation getaway.

The entry is hidden on the side and framed by slender posts that mark the boundary of the covered porch. Inside the entry opens immediately to the vaulted great room and your first glimpse of the views captured by the A-frame’s expansive window filled wall. Even the chef can enjoy looking outside from the open kitchen which is bound by a peninsula eating bar. And when the sun goes down or winter weather rolls in the cozy woodstove that placed against the staircase adds warmth and cheer to the great room.

Off the kitchen a hallway leads to the main floor full bathroom and two rooms that are separated by a utility closet with space for a stacking washer and dryer. Each room is accessed through a pocket door which saves space normally taken by a swing door. One of these rooms is the Timber Hill’s second bedroom, the other is a study. However, for larger families or those using this plan as a vacation home, the compact study could be a third bedroom.

Back in the great room, an L-shaped staircase leads up to the loft. At the top of the stairs a portion of the loft can enjoy the same view from the main floor along with the activities in the great room. The loft extends back to the owners’ loft with a small walk-in closet and private en-suite with dual vanities and a walk-in shower.

At only 31’ wide the Timber Hill is a narrow lot design that will fit on smaller lots or leave more of the property to fill with garden space or outdoor games for those who enjoy outdoor living.

Modern House Plan with Shed Roof Pinhurst 31-188

click rendering for more plan details

Lap siding with an alternating reveal, smooth panel accents, and shed roofs at alternating angles give the Pinehurst a distinct modern look. Passersby won’t be able to help a second glace at this eye-catching design.

The inside is just as contemporary as the exterior. A large sidelight by the front door fills the foyer, with soaring 12’ ceilings, with natural light. Just a few steps to the right is a mud hall for organizing coats, shoes, and bags. French doors off the entry open to the den. This window rich space would make an ideal home office. At the end of the foyer the ceiling drops while the floor plan opens to the great room.

Kitchen, dining room, and living room are all open creating a seamless and informal gathering space. A sliding glass door off the dining room opens to the covered deck allowing gathering to spill outdoors on sunny summer days. When the days get shorter and colder the cozy fireplace in the living room fills the space with warmth.

Off the great room a short hallway leads to the main floor laundry room and owners’ suite. The owners’ suite is a relaxing space, filled with natural light from windows along two walls. The well-appointed owners’ suite bathroom is private and furnished with dual vanities, a large walk-in closet, private toilet, and walk-in shower.

There is good separation between the three bedrooms in this two-story floor plan. The two secondary bedrooms are on the upper floor and share a compartmentalized bathroom with the large loft. The loft offers additional flexibility and could be used as a game room, informal family room, hobby space, or whatever else suites. A bonus convenience feature is the laundry chute which delivers those dirty clothes straight to the utility room.

Two Story Country House Plan Paisley 30-852

click rendering for more plan details

Multipaned windows, decorative corbels and shake-textured gable ends give a comfortably familiar country-style look to the otherwise contemporary Paisley. Slender porch posts add to the ambiance. Its compact design makes this four-bedroom home economical to build, as well as to heat and maintain.

Entering, you step into a small but lofty two-story entry. Stairs to the three upper bedrooms and a full bathroom are straight ahead. During daylight hours, this stairway is naturally illuminated by a good-sized window on the second level.

The right side of the entry is totally open to the living room, the first of three gathering spaces that fill the right side of the ground floor, front to back. Daylight spills into the living room through wide multipaned windows at the front and on the side.

A C-shaped kitchen fills the right side of the next room, with a dining area on the left. Stacked pantry shelves hide behind double doors near the sliding glass doors that lead out onto a covered patio. The patio could easily be screened if flying insects are frequent uninvited guests.

In addition to the pantry, cabinet and closet storage is ample throughout the home. Cupboards wrap around the kitchen, above and below the counters. A coat closet nestles under the stairs, and a broom closet with shelves is nearby.

More cabinets fill the wall above the laundry appliances in the pass-through utility room that links with the two-car garage. The small bathroom along the hallway to the Paisley’s owners’ suite is conveniently located for garage, kitchen and general use.

Though the owners’ suite is modestly sized, it does have a roomy walk-in closet and a private bathroom (the third), with its own linen closet.

Spacious One Story House Plan Fern View 30-766

click image for more plan details

Open and welcoming, the Fern View’s front porch spans the front facade of this contemporary ranch-style home. Slender posts provide graceful accents.

Having a basically rectangular footprint makes this home economical to build, heat and maintain. For young families, this makes a stunning starter home. For empty nesters it promises lower maintenance chores and costs without any downsizing of lifestyles. It could be furnished with three bedrooms or have two bedrooms and a study/home office, whichever suits.

Light spills into the vaulted entry though a sidelight plus a row of panes near the top of the door. A coat closet is on the left, just before the entry hall angles off in that direction. Double doors open into a window-bright room that could be a bedroom, home office or study.

Continue to the left and you step into the kitchen; going straight ahead brings you to the vaulted great room, after passing the bedroom and bathroom on the right. Linen and towel closets are tucked into alcoves there.

Light washes into the vaulted great room through wide windows that fill most of the rear wall, plus the slender windows flanking the fireplace. Sliding glass doors in the dining area open onto a wide patio.

Standing at the kitchen sink, you can look out across the raised eating bar into the great room, keep your eye on the patio, or enjoy watching seasonal changes outside. All appliances are built in, and a roomy walk-in pantry fills one corner. Laundry appliances are stacked right around the corner in the Fern View’s pass-through utility room, which provides access to the garage.

The owners’ suite is surprisingly luxurious for a home this size, boasting a spa tub, oversized shower and dual lav.
