Lodge Style House Plan Echo Hollow 31-235

A trio of decorative king posts grace the front of the lodge-style house plan, Echo Hollow. Batt and Board siding blended with shingles gives this design the flexibility to accentuate its Craftsman and farmhouse influences depending on the homeowner's preference. Tapered stone columns topped with slender posts frame the front door.

The porch and deck seamless transition and wrap around three sides of the home, providing ample opportunities for outdoor living.

Inside, the foyer is designed for maximum privacy between the gathering space and the front door. Immediately to the right, a set of double doors opens to the den. This flex room can serve as a home office or fifth bedroom/guest room or whatever else suits. At the end of the foyer a u-shaped staircase helps to form additional hallways. To the right is the powder bath and mud hall with access to the laundry room and attached front load, two car garage. Going straight leads you to the main floor master bedroom. Boasting a private bathroom with soaking tub, walk-in shower, and a generously sized walk-in closet, the owners’ suite also has direct access to a partially covered deck that looks out to views along the left side of the property.

By either continuing down the same hallway that leads to the owners’ suite or by going left at the stairs, the floor plan opens to the open living room. This vaulted space is naturally bright from the rich display of windows along the left wall. When days are shorter and the nights longer, a cozy fireplace brightens the room and can be enjoyed in the dining room. Living room, dining room, and kitchen are all open to each other. The kitchen has some separation provided by the center island with eating bar.

The second floor overlooks the living room and a large, stepped ceiling loft provides additional flexibility. Three additional bedrooms are on the upper floor. Two share a compartmentalized bathroom with dual vanities, while the third is a smaller second master bedroom with private bathroom, a walk-in closet, and private covered deck.

Country House Plan Loveland 30-282

Looking at the Loveland, it’s easy to imagine lazing away a summer afternoon on an old-fashioned porch swing. The congenial covered porch spans the front and wraps quite a ways around the left side. Half-round windows nestled under the garage gable and two dormer gables add to the home’s welcoming appearance.

Inside, vaulted ceilings expand the sense of spaciousness in the entry, great room, master suite and secondary bedrooms. On the upper level, a railed bridge cuts across the air space that links the entry and great room, where ceilings slope up to almost two stories in height.

Sources of natural light are generously supplied. Sidelights brighten the entry; wide windows fill much of the rear wall; and more light spills into the kitchen through a bank of skylights. While bay windows in the office and dining room let in plenty of light there too, this light is muted by the covered porch.

The kitchen is entirely open to the great room, and a long conversation bar rims the L-shaped work island that houses a cook top as well. Ample counter space allows a team of cooks to create culinary magic together here without stepping on each other’s toes.

A huge walk-in pantry is just around the corner, in a large pass-through utility/mud room that connects the kitchen to the three-car garage.

Master suite luxuries in the Loveland include: a huge walk-in closet, private water closet, double vanity, walk-in shower and deep soaking tub. Soft light filters into the bathroom through glass block walls.

Two more bedrooms are upstairs, plus a two-section bathroom, storage closet, linen closet and shelf-lined hallway. This level also offers access to a huge bonus room and another large storage space over the garage.

Cottage Home Design Lawrence 30-103

The Lawrence is a small home, measuring in at just over 1400 square feet. Intriguing roof lines and a covered porch give it a nostalgic charm, but the interior layout is totally contemporary. It even has three bathrooms. The plan's narrow footprint allows it to fit comfortably on a small lot.

Multipaned windows sparkle across the front facade, creating a bright living room. The small bathroom just inside the front door is particularly handy for families with young children, who typically don't like to interrupt their play for long. A small coat closet is just across the hall.

Kitchen and dining room are at the rear, with only a peninsular counter separating the two spaces. Line up some stools along the edge and you've got an eating bar. It's also a handy place to hang out and converse with the family members working in the kitchen.

Counter space is ample, with open sections along four sides. Stove, sink and refrigerator are laid out in a triangle that minimizes wasted steps. Utilities are also conveniently close, tucked in a pass-through space that connects to the garage.

The owners’ suite spans the entire right side of the main floor. Closet space is surprisingly generous for a home this size. The large walk-in is right across from a second closet that's as large itself as those found in many bedrooms. Amenities in the owners’ bathroom include dual vanity, oversized shower and linen storage.

Secondary bedrooms are upstairs where they share the Lawrence's third bathroom. The bedroom on the right is ever-so-slightly larger and has a walk-in closet.

Corner Lot Craftsman House Plan Ellington 30-242

Four gables, each accented by a decorative corbel, give an open, friendly look to the Ellington. Gentle arches, Craftsman-style windows and stone veneer wainscoting all add to the exterior appeal. With the exception of the bonus room (or bedroom) over the garage, this is a single level plan.

A bright and spacious vaulted living area fills the entire center of this home. Sunlight spills into the living room from the rear through two windows and atrium glass doors, and when skies darken, the gas fireplace serves as a warm, colorful focal point. The doors access a patio or deck, and provide plenty of air circulation when needed.

Dining room and kitchen are next to each other, partially separated by a raised eating bar. Family and friends will enjoy sitting here, especially while food is being prepared. Standing at the sink, you’ve got a panoramic view of the gathering spaces as well as the patio and landscape outside.

Utilities are nearby, hidden behind a pocket door. Because this large space connects to the garage, it also doubles as a mudroom and is handy for unloading groceries in safety, out of the rain, snow, or what have you. Families with muddy-pawed dogs will particularly appreciate this space.

Double doors next to a charming arched display cove open into the Ellington’s luxurious owners’ suite. In addition to direct patio access, notable features include: a huge walk-in closet, twin vanity, a spa tub awash in the soft light filtered through glass blocks, and separately enclosed shower and toilet.

Modern House Plan Winterport 31-342

A series of shed roofs mixed with stone accents, vertical and panel siding plus a lavish use of windows lends to the Winterport’s distinct modern look. A stone arch with a unique angle that mirrors the roof plane frames the front door – drawing visitors in.

Through the front door, the foyer offers the first impression of this luxury home. Straight ahead guests get their first glimpse of the great room. Framed by an entertainment center and a built-in window seat is the large fireplace which can be enjoyed throughout the great room. The open and informal gathering space is ideal for those who love hosting the holidays for friends and family. The seamless transitions between the living, dining, and kitchen ensure that no one is left from the conversation or steady flow of tasty treats coming from the chief. Three sets of double doors open the great room to the outdoors when the sun is shining. A transition from vaulted to 10-foot-tall ceilings helps to define the boundary of the kitchen. Home chiefs will love the abundant counter space, island with conversation bar, double pantry, plus pass through serving counter to the covered patio.

A unique feature of this modern house plan is the casita which fills the left side of the main floor. Homeowners’ have the flexibility to keep this space closed off from the main house if the desire was to rent the space for additional income or provide additional privacy to family living in this attached apartment. Casita features include a single bedroom, stacking washer/dryer, full bathroom, and living room with kitchenette and a private covered patio.

The rest of the first floor plan is filled with a den which serves a flex room. Depending on the homeowners’ this could be a fourth bedroom, home office, exercise studio or whatever else suits. As the end of the year approaches, reflection over the last year begins. What architectural styles faded or continue to dominate? What size or floor plan arrangement held homeowners’ preferences? The House Plan Company has taken a pause to reflect on the top design trends of 2022.

The top trend for 2022 was Barndominium plans. This modern style draws from the past with heavy country and farmhouse influences. Iconic features previously reserved for detached barns such as silos, gambrel-style roofs, and cupolas now grace the front of homes and duplexes. One of The House Plan Company’s most popular barndo-style design is the Sylvan Lake, HPC #93262. This luxury design checks most of the styles boxes with a rounded bay wrapped in metal to give it the appearance of a silo while the core of the home looks like an upscale, historic barn with a gambrel roof.

Next on 2022’s top design trends are Small House Plans. In contrast with some of the other design trends for the year homes under 2000 square feet were popular with homeowners and builders alike. One of the top small house plans is the Kendrick, HPC #41825. At 1195 square feet, the Kendrick offers an open floor plan with 3 bedrooms and 2 full baths. The Craftsman-inspired exterior makes it a popular choice and easy to add to almost any subdivision.

With working from home becoming a permanent option, homes with 4 bedrooms became a popular request from homeowners looking to set up home offices away from the main living areas. The added flexibility of 4 bedrooms allows not only for private home offices but can serve as guest rooms or hobby spaces. Featured on The House Plan Company is the Carbondale, HPC #47582, a hillside house plan with four bedrooms an open floor plan designed to take in lake, mountain, or urban views. The main floor is filled with the great room, master suite, plus a flex room that could serve as a home office, den, guest room, or whatever else suites.

The next two styles go hand-in-hand, view lot and homes on walk-out basements too a leading role in 2022 design trends. Possibly a result of more time spent indoors, homeowners are looking for ways to bring more of the outdoors into their daily life. Considering the view your lot has – be that lake, river, mountain, or urban – is a great way to draw the outside in. A walk-out basement is a great foundation choice for those working with hillside lots and who want to maximize any view afforded by the changing grade. A basement foundation can provide homeowners with flexibility to finish the space at a later date, allowing the home to serve over shifting life stages. HPC #40138 is a popular sloped lot design with reverse living – gathering spaces above the main floor – allowing views to be captured from the front and side of the home. The great room is richly windowed and a large deck along the side of the home allows for outdoor enjoyment of any views the lot has to offer.

With sights on the new year, The House Plan Company considers what trends 2023 may bring. What architectural style will be most popular? Can Barndominium continue its lead or will there be a revival of Prairie or Bungalow style designs? Flexibility in floor plan layout will continue to be key as the home will continue to serve a dual role of personal and workspace. Whether the preference that the flexibility is provided by an extra bedroom or if bonus rooms will see a comeback is yet to be seen.
