Passersby will be captivated by the look of the Ithaca, a charming cape cod cottage. Twin posts frame the railing around the raised front covered porch. For homeowners’ who enjoy catching up with neighbors the front porch offers enough space for a set of chairs or a porch swing. Centered on the porch is the front door.
Inside the foyer is open and spacious. Straight ahead are the stairs that lead up to the second floor where the bedrooms are nicely separated from the living area that fills the main floor. To the left, a set of double doors open to the den which would make an idea home office with its proximity to the front door.
Across the foyer from the den is the living room with a warming and cozy fireplace centered on the right wall framed by windows. The living area of the Ithaca is open but is not arranged as a classic great room, providing light separation of space. A large opening at the back of the living room, transitions into the kitchen which is well-appointed with ample counter space plus a center island with flush eating bar. Steps away, tucked under the stairs is the pantry. Off the kitchen is the dining room. The L-shape of the living area means that there is some nice separation between the dining room and the living room. A sliding glass door off the dining room opens the room up to the back deck.
Rounding out the main floor is the mud room at the back of the home. With direct access to the backyard, the mud room serves as a nice transition to change out of those dirty shoes or gardening clothes.
This two-story house plan has all three bedrooms on the second floor. Each bedroom offers a walk-in closet. The secondary bedrooms share a full, compartmentalized bathroom with twin sinks while the owners’ suite boasts a private bath. Also on the second floor is laundry room and a playroom which could serve as a fourth bedroom or other hobby room if desired.
