Modern House Plan with Shed Roof Pinhurst 31-188

Lap siding with an alternating reveal, smooth panel accents, and shed roofs at alternating angles give the Pinehurst a distinct modern look. Passersby won’t be able to help a second glace at this eye-catching design.

The inside is just as contemporary as the exterior. A large sidelight by the front door fills the foyer, with soaring 12’ ceilings, with natural light. Just a few steps to the right is a mud hall for organizing coats, shoes, and bags. French doors off the entry open to the den. This window rich space would make an ideal home office. At the end of the foyer the ceiling drops while the floor plan opens to the great room.

Kitchen, dining room, and living room are all open creating a seamless and informal gathering space. A sliding glass door off the dining room opens to the covered deck allowing gathering to spill outdoors on sunny summer days. When the days get shorter and colder the cozy fireplace in the living room fills the space with warmth.

Two Story Country House Plan Paisley 30-852

Multipaned windows, decorative corbels and shake-textured gable ends give a comfortably familiar country-style look to the otherwise contemporary Paisley. Slender porch posts add to the ambiance. Its compact design makes this four-bedroom home economical to build, as well as to heat and maintain.

Entering, you step into a small but lofty two-story entry. Stairs to the three upper bedrooms and a full bathroom are straight ahead. During daylight hours, this stairway is naturally illuminated by a good-sized window on the second level.

The right side of the entry is totally open to the living room, the first of three gathering spaces that fill the right side of the ground floor, front to back. Daylight spills into the living room through wide multipaned windows at the front and on the side.

A C-shaped kitchen fills the right side of the next room, with a dining area on the left. Stacked pantry shelves hide behind double doors near the sliding glass doors that lead out onto a covered patio. The patio could easily be screened if flying insects are frequent uninvited guests.

In addition to the pantry, cabinet and closet storage is ample throughout the home. Cupboards wrap around the kitchen, above and below the counters. A coat closet nestles under the stairs, and a broom closet with shelves is nearby.

More cabinets fill the wall above the laundry appliances in the pass-through utility room that links with the two-car garage. The small bathroom along the hallway to the Paisley’s owners’ suite is conveniently located for garage, kitchen and general use.

Though the owners’ suite is modestly sized, it does have a roomy walk-in closet and a private bathroom (the third), with its own linen closet.

Spacious One Story House Plan Fern View 30-766

Open and welcoming, the Fern View’s front porch spans the front facade of this contemporary ranch-style home. Slender posts provide graceful accents.

Having a basically rectangular footprint makes this home economical to build, heat and maintain. For young families, this makes a stunning starter home. For empty nesters it promises lower maintenance chores and costs without any downsizing of lifestyles. It could be furnished with three bedrooms or have two bedrooms and a study/home office, whichever suits.

Light spills into the vaulted entry though a sidelight plus a row of panes near the top of the door. A coat closet is on the left, just before the entry hall angles off in that direction. Double doors open into a window-bright room that could be a bedroom, home office or study.

Continue to the left and you step into the kitchen; going straight ahead brings you to the vaulted great room, after passing the bedroom and bathroom on the right. Linen and towel closets are tucked into alcoves there.

Light washes into the vaulted great room through wide windows that fill most of the rear wall, plus the slender windows flanking the fireplace. Sliding glass doors in the dining area open onto a wide patio.

Standing at the kitchen sink, you can look out across the raised eating bar into the great room, keep your eye on the patio, or enjoy watching seasonal changes outside. All appliances are built in, and a roomy walk-in pantry fills one corner. Laundry appliances are stacked right around the corner in the Fern View’s pass-through utility room, which provides access to the garage.

The owners’ suite is surprisingly luxurious for a home this size, boasting a spa tub, oversized shower and dual lav.

Vacation Log House Plan Aspen 30-025

Rustic logs frame the Aspen, a spacious vacation retreat designed to maximize appreciation of the outdoors. Windows, stacked two high, open most of the rear elevation to the view, and a wide deck spans that entire side of the home. Rain and snow slide easily off the long-lasting metal roof.

Log homes endure. Some built early in our country’s history are still in use, with updated interiors.

This one has a bright great room at center, warmed by a free-standing woodstove. The ceiling at the rear rises to two stories high near the windows. Two good-sized bedrooms and a bathroom are on the second floor, along with a wide, railed loft that overlooks the great room.

You could actually live in this house year-round. It boasts close to 2,000 square feet of interior living area, more than many homes have, and the roomy deck adds hundreds more square feet of living area when days are warm. It even has three bathrooms, one upstairs and two on the main floor.

The kitchen has plenty of cupboard and counter space, along with a work island and a large walk-in pantry. The edge of the work island that faces the great room serves as an eating and conversation bar. Potted plants flourish in the small window bay in front of the sink, and a door to the deck makes it easy to move meals outside.

Utilities are nearby, in a full-sized laundry room complete with overhead cabinets and a deep sink.

The Aspen’s owners’ suite has a full-size walk-in closet, and a private bathroom with dual vanity, tub, and linen storage.

House Plan with Photo Brookville 30-928

Shake and lap siding combine with cultured stone veneer to make the Brookville a textural treat for the eyes.  This country cottage is designed for a lot that slopes down at the rear.

Family and friends will enjoy spending time together in the window-bright, wide-open gathering space at the heart of this home. Sparkling windows frame and crown a gas fireplace that serves as a focal point in the vaulted great room. This lofty space segues seamlessly into the dining room. Only a drop in ceiling height marks the transition.

Sliding doors in the dining room allow easy access to a wide, partially covered railed deck that spans much of the rear. The covered section could be screened if bugs are problematic. Kitchen workers can gaze out across the raised eating bar to watch fireplace flames or keep tabs on activities in the dining room and on the deck. Counters, cabinets, and appliances wrap around four sides of the kitchen, and a roomy pantry nestles into one corner.

Another vaulted ceiling expands the sense of spaciousness in the owners’ suite, the only ground floor bedroom. Amenities here include a deep walk-in closet and a two-section bathroom with an oversized shower.

You can overlook the vaulted great room while ascending the stairway to the upper level. Two more bedrooms, a bathroom, and a large bonus room are upstairs. One bedroom has a wider closet; the other bedroom is slightly larger overall.

Light spills into the Brookville’s bonus room through a street-facing multipaned window. Ceilings slope down on the left and right. This room could double as an art studio, hobby space, or exercise room while still leaving plenty of storage space along the sides.

Farmhouse Plan Whiskey Creek 31-143

From the street the Whiskey Creek exudes farmhouse charm. An idyllic front covered porch if bound by a rail and a slender post. This cozy porch is an ideal place for a porch swing or a couple of chairs for those who enjoy engaging with neighbors as they pass by.

Inside the front door opens to the foyer with 11’ ceilings. Designed with privacy in mind the long entry hall ensures that the festivities in the great room are not seen from the front door. Off the foyer there are two cased openings. To the right a short hallway leads to the secondary bedrooms which are separated by a full bathroom. To the left is the formal dining room. Off the kitchen is the mud hall with space for a bench to help organize gear. Off the mud hall is the attached 2-car side entry garage along with the utility room with a unique feature, linen shelves that can be accessed from either the owner’s suite walk-in closet or the utility room.

Nicely separated from the other bedrooms, the owners’ suite is located off a long hallway off the mud hall. This quiet retreat is also removed from the busy living areas and has a luxurious private bathroom complete with walk-in shower, soaking tub, dual vanities, and a walk-in closet.

Hideaway Cabin Plan

Simple batt and board siding grace the exterior of the Hideaway cabin plan. The front covered porch has a vaulted ceiling allowing additional windows to fill the front of the home pouring in natural light.

Inside the front door opens immediately into the great room, where the vaulted ceiling continues. To the left is the living area where a cozy corner wood stove keeps the home comfortable on chill winter evenings. To the right are the dining area and kitchen. An angled island provides some visual separation between the dining room and the kitchen while adding to the available counter space.

Just around the corner, off the kitchen, a hallway leads back to the main floor bedrooms but first leads past the utility room. Designed to function as a mud hall, the utility room’s passthrough design provides direct access to the side yard. At the end of the hall is the owners’ suite with a private bathroom and a large walk-in closet. The owners’ suite also boasts direct access to the outdoors.

Back in the great room a staircase along the back wall leads up to the unfinished loft allowing the Hideaway to be tailored to the homeowner’s lifestyle. Depending on the foundation the home is built on, the under-stair storage could serve as a pantry to the nearby kitchen. Or if built on a basement, the basement access stairs run under the stairs leading to the loft.

For those building in today’s market, the process of getting a project off paper and under construction can be daunting—regardless of the size of the build and whether it’s a first venture into a construction project or not. Considerations from the availability of designers and architects to builders and construction supplies can impact not only how soon a project may be started, but how long it will take to complete.

“Even if you are fortunate enough to find your perfect plan, engineering and permitting will usually take several months,” said Rick McAlexander, CEO of The House Plan Company. “Depending on the specific building jurisdiction, it is possible that other professionals will also need to participate in the process. Surveyors, land use, mechanical contractors, designers, and roof truss manufacturers are just a few of the professionals that may need to be involved, so it's critical to recognize the process will take time.”

Leveraging pre-designed plans will help save time and offer a starting point to fit your needs, but Eugene, Oregon based The House Plan Company also recommends the following home building tips:

1. Plan ahead

It seems obvious, but the key to staying on budget is planning ahead. A detailed plan can make or break any project. When it comes to planning for new construction, there's so many different areas to consider. First, the budget is obviously a huge factor that will guide the entire process. Next, the plot of land or location brings zoning, obstructions, utility lines, and permits into the picture. Mapping out your house plan process overall comes in phases and sectioning out the details and needs of each specific phase of building your dream home. Lastly, a team of professionals is important to have to understand each phase of the process and where their expertise will come in. 

2. Give Each Phase Time.

The decision to build can be exciting, but do not let the desire to see immediate progress make you rush your project. Once you have selected a plan consult with an HPC expert to help guide you through the plan package selection. When your order is complete and plans are in hand, along with the appropriate copyright release, it is a good idea to consult with local building professionals. Your contractor, building department officials, or design professional can help guide you through the next steps.

If your project requires customizing a pre-designed plan keep in mind that designers are experiencing greater work volumes than they have previously, and seasonal fluctuations are no longer the norm. So, it is important to get the revision process started early. Also plan on having supplemental design information prepared before applying for permits. This may include site plans, structural engineering, or other site studies.

Just like during their design and architectural counterparts, builders' schedules are also often booked out well in advance. Although some may still be willing to assist with the design phase, don't be surprised if builders push out meetings to review your project until you have plans in hand.

3. Have Patience.

When navigating the design and building process, ask lots of questions, but also be prepared to have patience throughout the process. Unexpected or unplanned delays can unfortunately be part of the process.

4. Be Prepared.

As resources become commodities in today’s market, the cost of construction has been on the rise and has the potential to push you beyond your budget. If this is the case, having plans finished and a construction team lined up may put you in a better position to move ahead when construction material pricing levels off.

5. Enjoy the Process!

Every project has its challenges, but don’t forget that building should be a fun, exciting process. Smile and remember that in the end, you will move into your new dream home or outfit a detached garage or shop.

McAlexander says the question homeowners often neglect to ask vendors during the build and design process but should, is “do you have the skills and expertise to meet my project goals?”

“That is not to say every project needs to be treated as a work of art, but if you’re building your forever home on the dream lot, careful planning and meticulous execution will result in a lifetime of enjoyment. With that in mind, it is important to find professionals with extensive experience,” McAlexander concluded.

Traditional One Story Toketee House Plan

Handsome brick graces most of the exterior of the traditional Toketee house plan. Stone accents add visual interest for those passing by. The front door is recessed adding privacy and protection from the elements.

Inside the double front door opens to a vaulted entry. Just a few steps away is a convenient coat closet and directly off the entry is a study. Heartfall House Plan Offers Dog Friendly Features

Passing by the Heartfall design the Craftsman accents catch your eye. Dual front porches are framed by posts with stout stone bases and slender posts that lead your eye to the stunning beams that adorn the gable ends. Craftsman Duplex Plan Artondale 60-059

You can see the Craftsman influence in the exterior of the Artondale, from the use of shingles in the gable ends to the stone based columns this two story duplex plan is a treat for the eyes. The separation of the units is visible even from the street, only the wall of the two car garages is shared.

Each unit of the Artondale is identical so only one will be described.

Slender posts with wide stone bases frame the front door. The covered porch is cozy but welcoming. Inside the entry offers a coat closet just inside the front door and opens up to the living room or the staircase leading to the second floor.

The main floor is filled with the great room. Living room, dining room, and kitchen are completely open allowing people and conversations to flow between the three spaces. An eating bar extends from the kitchen providing some visual separation while adding to the available seating. A sliding glass door off the kitchen opens to the back covered patio. The hallway that extends from the great room leads beyond a storage closet to a half bathroom, laundry room, and access to the attached two car garage.

The two story floor plan has all three bedrooms on the second floor providing nice separation between the living spaces and the sleeping area. The staircase separates the owners’ suite from the two secondary bedrooms. The owners’ suite is well-appointed and decorated with a vaulted ceiling. A pocket door slides to reveal the walk-in closet and at the back of the suite is the private bathroom.

Each unit is comfortably laid out with just under 1500 square feet of living area it is easy to see why the Artondale is a great duplex design.

The Lakeville house plan makes a great option for families looking to downsize their year-round residence or build a vacation getaway. At 1712 square feet the straightforward layout of this small house plan make it economical to build. From the street view, this one-story design is adorned with a stone wainscot, decorative beams, and clean horizontal lap siding. Slender columns with stone bases frame the front door and the vaulted covered porch.

Through the front door the entry is laid out as an airlock. This floor plan feature is ideal for homeowners building in climates with highly variable temperatures. The separation of the entry from the main portion of the home helps to regulate temperature swings with the coming and going from the home. Inside the airlock there is space for a bench with hooks, a coat closet plus a mechanical closet.

From the entry airlock the floor plan opens to the great room. The large, vaulted living room features a cozy corner fireplace. Off the living room a man door opens to the vaulted covered deck which extends the living to the outdoors when the weather allows. Off the living room the great room transitions to the dining area which is separated from the kitchen by a peninsular eating bar. The efficient kitchen is comfortably appointed and offers a corner step-in pantry.

The Lakeville offers flexibility to be either a two- or three-bedroom home. If only two bedrooms are needed there is nice separation between the sleeping areas with the secondary bedroom located on the left side of the floor plan. Just steps outside the room is a compartmentalize bathroom. The owners’ suite fills the back, right corner of the home and boasts a private bathroom with walk-in shower. Steps outside the owners’ suite is a den, which is the flex space and can be furnished as a third bedroom or hobby room.
