A blend of panel and lap siding with stone and cedar accents give the modern house plan, Cliffside, eye-catching curb appeal. This split-level design has a garage and mudroom in the daylight basement and the main living area and bedrooms above. Designed to take advantage of a hillside lot that slopes up and to the side, this two-story layout is ideal for enjoying views to the left. Winding up the stairs to the covered porch, upon entering you find yourself at an entry landing. To the right is a coat closet while two sets of stairs are in front. The stairs off to the right lead to the basement level while the stairs to the left lead to the main floor. The living room, dining room, and kitchen are all open to each other. This informal great room takes in views from the front and left with richly windowed walls and in the dining room, a sliding glass door opens to the vaulted covered deck extending the great room to the outdoors. An island with an eating bar provides some visual separation between the kitchen and the rest of the great room. Towards the front of the home on the right side of the floor plan is a den. This offers homeowners additional flexibility as it can be set up as a fourth bedroom or home office, exercise studio, or hobby room. The owner's suite fills the back of the home and is bright as spacious feeling from the rich display of windows and vaulted ceiling. The attached, private bathroom offers a separate shower and soaking tub along with a walk-through, walk-in closet with quick access to the laundry room. Two secondary bedrooms are accessed off a separate hallway providing separation from the owners' suite.

What's Included in a Plan Set?
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
