Spacious Kirkwood is a perfect duplex for sloping lot
The Kirkwood is a spacious duplex, designed for construction on land that slopes down at the rear. Each unit offers more than 1500 square feet of living space, boosted by another thousand square feet in the unfinished basement below.
That down-sloping land creates the potential for creating daylight basements. One need only add windows, a door, or both.
Unit A and B are mirror images, with B set a few feet forward from A. Double walls separate the two units, and both the front porches and covered rear deck are placed to maximize privacy.
Entering each, you step into a vaulted entry bounded by high plant shelves on two sides. Stepping to the side puts you in the vaulted dining room, which is open to the kitchen toward the front, and to the vaulted great room at the rear.
Counters and cabinets wrap around four sides of the sun-brightened, bayed kitchen. A raised eating bar rims the peninsular counter, while a drop in ceiling height and a wide, overhead plant shelf marks the kitchen/dining boundary.
Windows that fill most of the great room's rear wall include a set of atrium doors capped by transom windows. These open onto a raised, covered deck, accessible from the master bedroom as well. If desired, this deck could be screened to guarantee pest-free outdoor meals. Laundry appliances are also on this level, in a utility room that's opposite the bathroom, and right next to direct garage access.
Two bedrooms and a bathroom are upstairs in each of the Kirkwood's units, along with a loft and attic storage. Each front bedroom has a deep windowed dormer, ideal for a desk, window seat, or collection display area.
