Design Trend: Split Level House Plans

With construction on sloped lots increasing the desire for plans that accommodate these more complicated lots is on the rise. One way to handle a lot with uphill slope is to create a split level floor plan.
A split level design spreads the living area across more than one floor. Generally the front door is elevated off the street level and the entry is blended with a staircase, half a flight to the upper level and half a flight down to the basement level. The classic split level design has been updated over time as seen in these new house plans by Associated Designs.
Wrapped in a modern exterior the Sheffield offers solutions for those building on a narrow, uphill sloping lot. The basement floor plan is at street level and offers a 2 car garage with plenty of room storage. Two secondary bedrooms plus a mud hall are also on this lower level. The entry is a half flight up from the basement level and continues up to the main floor. The main floor is filled with valued spaces. The great room has a double sliding glass door that opens to a covered balcony taking in views out the front of the home. Off the great room is the owners’ suite with private bathroom and walk-in closet. The split level design allows for 1880 square feet of living area in a compact 38’ wide design. While optimizing the size of the home the split level floor plan allows for views to be captured out the front of the home.
Prairie inspired Staghorn offers a flexible and open floor plan. A welcoming covered front porch frames the front door. Inside the foyer offers two directions. Down to the basement level where a mud hall and the 2 car garage with storage space can be found. A man door at the back of the garage provides access to the section of the home on a crawl space foundation. Back at the foyer, the stairs that lead up bring you to a hallway. To the left a cased opening marks the transition to the great room where living, dining room, and kitchen are all open to each other. An island with eating bar provides some visual separation between the dining and kitchen while adding to the available seating or place to serve up snacks while entertaining. A sliding glass door off the dining room opens to the BBQ patio. Bedrooms and a den fill the left side of the home. The owners’ suite has a private bathroom with walk-in shower, dual vanities, plus a walk-in closet. The den provides flexibility to furnish the Staghorn as a 4 bedroom floor plan if desired. Optionally this space could be used as a home office since it is just steps away from the front door.
Blending Cape Cod and Craftsman influences, the Snowberry makes a great beach house plan or year round residence. Tall slender posts frame the covered porch. Inside the entry splits into a stair case. The lower floor plan is filled with a 2 car garage, storage closets, and a family room. The family room opens to a back covered patio. Options to complete a beverage bar and full bathroom are provided to add to comfort of the family room. On the main floor, the stairs lead you to the great room. Vaulted ceilings fill the living room which is filled with natural light from the rich display of windows along the back wall. A sliding glass door in the dining room opens the space to the outdoors extending the dining room outside on nice days. The C-shaped kitchen is open to the dining room with the only boundary created by the peninsular eating bar. Bedrooms fill the left side of the floor plan. The owners’ suite offers vaulted ceilings and a private bathroom with separate tub and shower plus a walk-in closet. The secondary bedroom is just a few steps down the hall. A den off the top of the entry stairs offers the option to be furnished as a 3rd bedroom if desired. The open floor plan with two living spaces makes the Snowberry a great plan to consider as a vacation home. For those who want to feel like they are on vacation year round the Snowberry is a comfortable full time residence ideal for an uphill sloping lot.
Cape Cod cottage, the Eagle Creek takes the split level floor plan to the next level. A half flight of stairs from the street level bring you to an elevated deck. Inside the floor plan opens up to the great room which is filled with windows allowing nature to be enjoyed from inside. A slight departure from convention the stairs to the different levels is off the great room instead of directly off the entry. Finishing out the main floor is a sun room along with the dining room and kitchen. From the main floor you can access three different outdoor covered spaces making this a great house plan for those who love the outdoors. From the great room, the staircase offers two directions. The first is down a half level to the secondary bedrooms and a full bathroom. Down from the bedrooms is access to an unfinished basement which contains the laundry appliances. Back at the great room, choosing to go up leads to you the half floor with the master bedroom complete with vaulted ceilings, private deck and bathroom with separate tub and shower plus dual vanities. Up from the owners’ suite the split levels ends at an observatory which would make a lovely sitting room, library, or home office.
